CONDOMINIUM

Condominiums are the most prevalent form of resort property ownership in Hawaii. Condominium ownership in Hawaii can take many forms, from a luxury resort residence at Mauna Kea, Mauna Lani or Hualalai Four Seasons, to a relaxed unit at one of the many fine condominium complexes on Ali’i Drive. In fact, a single-family residence can also be designated as a condominium – often referred to as CPR (Condominium Property Regime).

The sale or purchase of a condominium residence also comes with an interest and financial obligation in the association that maintains, operates and repairs amenities and common elements in the resort/community.

DISTRESSED

Over the years, Navigation has created a niche’ brokerage practice of representing property owners and buyers with the sale and acquisition of distressed properties. A distressed property can take the form of a short sale (value of the property less than what is owed), a quick sale (to save equity and pay-off debt quickly), or a real-estate-owned (REO or bank-owned) property.

Representing clients in distressed property transactions can be anything but routine. With the involvement of lenders, lien-holders, taxing authorities, ex-spouses, and other interested parties, a broker will be tasked with not only having the experience in navigating the client through the process but also with understanding how to juggle all the players involved with the transaction.

With distressed property transactions comes litigation or the threat of litigation.
